How the restoration cost calculator works

By Thomas Town Digital editorial team Refreshed quarterly

Who we are

DamagePros Direct is a matching service; we do not perform restoration. We connect Charlotte-metro homeowners with local, IICRC-certified, licensed and insured restoration companies. This calculator exists so you can see a realistic range, with every source shown, before you talk to anyone. It is a planning estimate, not a quote. The pro we match you with inspects on site before pricing.

The formula

For each line item that your answers switch on:

line = unit rate (low / high) × quantity

Then, for the whole estimate:

total = (sum of lines) × category multiplier (water only) × Charlotte labor index for the mode

Typical is the midpoint of low and high. Lines the sources mark as optional (an emergency call-out, water and extinguisher residue after a fire, a possible mold add-on when a home has been wet 1 to 3 days) count toward the high end only, so uncertainty widens the range instead of being guessed at. There is no other adjustment, rounding rule, or hidden factor. The "Where the money goes" table on the tool shows the raw lines, the subtotal, each multiplier, and the total.

The two multipliers

Water category (IICRC S500)

HomeAdvisor lists one per-square-foot rate per water category. The multiplier is that category's rate divided by the Category 1 rate: Category 1 (clean water) 1.00×, Category 2 (grey water) 1.50×, Category 3 (black water) 2.14×. It is applied to every water line, including removal and rebuild, because the sources fold PPE, containment and contaminated-material disposal into the higher category rates rather than breaking them out. No source publishes a separate Category 3 PPE or disposal line, so the tool does not add one.

Charlotte labor index

Materials and equipment are held at national prices. Only labor is localized, using BLS Occupational Employment and Wage Statistics (May 2025) mean hourly wages for the Charlotte-Concord-Gastonia metro against the national mean, for three occupations that do this work:

SOCOccupationCharlotte MSA meanNational meanRatio
47-4041Hazardous Materials Removal Workers$21.68$27.130.7991
47-2061Construction Laborers$22.19$25.020.8869
47-2031Carpenters$25.70$31.550.8146

Wage ratio = simple mean of the three = 0.8335 (employment-weighted alternative 0.8662; all-occupations ratio for reference 0.9878). Per-mode index = 1 − labor share × (1 − wage ratio), using the mid labor share: water 0.4 → 0.9334; fire 0.6 → 0.9001; mold 0.6 → 0.9001. The labor shares come from restoration-industry blogs (30–50% water, 50–70% fire and mold) because no major cost-guide publisher states one; they are flagged secondary in the source table.

Stated assumptions

  • Cabinets. Removal is priced per job and installation per linear foot; no source prices cabinets per square foot. The tool takes the affected cabinet run as one wall of a square room with the affected area: linear feet = square root of the area, rounded up (100 sq ft → 10 linear ft; 500 sq ft → 23 linear ft). Stock-cabinet rates are used.
  • Time wet. No source gives a mold probability by hours wet, so the field is a switch, not a percentage: under 24 hours, no mold line; 1 to 3 days, the mold add-on is optional (high end only) because the EPA's 24-to-48-hour drying window has passed; 3 days or more, or mold visible, the add-on is on.
  • Drying equipment days. The base extraction rate already includes drying per the sources, and the only per-day equipment figure comes from a weak source with no sourced days-per-job, so extended drying is not summed. Longer wet time raises cost through the mold switch only.
  • Basement. HomeAdvisor's basement flood cleanup rate replaces the standard extraction line (not on top of it). Crawl space adds a per-square-foot cleaning line. Upper floor adds a ceiling-repair line for the floor below. Slab: no source lists an adjustment, so none is applied.
  • Fire area. "Area affected" is the floor area the fire, smoke or soot reached; for whole-house soot, enter the home's square footage. Structural lines use the same area. Per-room smoke deodorizing, per-job soot removal and thermal fogging are listed in the sources as alternatives to lines already applied, so they are not summed. Board-up assumes one opening.
  • Mold location. The per-square-foot rate × visible area is floored at HomeAdvisor's whole-job range for the location you pick (the sources' "clamp to the location range"). Containment is billed hourly with no hours-per-job figure in any source, so it is not summed separately. Under about 10 sq ft the tool shows the EPA's do-it-yourself note.
  • ZIP. The 174-ZIP list covers Mecklenburg, Cabarrus, Gaston, Union, Iredell, Lincoln and Rowan (NC) and York and Lancaster (SC). A ZIP outside the list gets a note and the same Charlotte pricing; there is no per-ZIP price difference in the sources.
  • Reference-only figures. Hourly restoration labor ($70–$200/hr) is shown in the source table for context and is never summed.

Every source, every number

Rows marked "(corroboration)" carry no figure of their own; they show a second source for the row above. "(secondary)" = contractor or SEO blog, used only where no major publisher gives the figure. "(stale)" = page older than two years, corroboration only. "missing" means no source gives that figure and the tool does not use one. Angi, HomeGuide and Forbes Home blocked every fetch and are not used; BLS figures come from the BLS public API because bls.gov HTML also blocked fetches. All rows retrieved September 25, 2026.

Water Water extraction + drying (Category 1 base rate) 3.50 4.25 sqft HomeAdvisor Jun 17, 2026 HomeAdvisor lists a single figure per category: Category 1 (Clean water) $3.50 per sq ft; Category 2 (Gray water) $5.25; Category 3 (Black water) $7.50. Low = HomeAdvisor $3.50. High = Fixr clean-water top of range $4.25 ('Clean water: $3.75 - $4.25' per sq ft). Category 2/3 are applied through category_multiplier, not here.
Water Water extraction + drying (Category 1 base rate) (corroboration) missing missing Fixr January 31, 2025 Water extraction by type (per sq ft): Clean water $3.75 - $4.25; Gray water $4.10 - $6.50; Black water $7 - $7.50.

Water Extended drying equipment (dehumidifier + air movers), per day beyond the base rate 40 85 day Repairing Water Damage (blog) (secondary) Published January 7, 2026, updated January 28, 2026 Equipment day rates: standard commercial dehumidifier '$25-$35 per day', large industrial '$40-$60 per day'; portable air mover '$15-$25 per day', high-velocity '$20-$35 per day'. Low here = 1 standard dehumidifier ($25) + 1 air mover ($15) = $40/day; high = 1 large dehumidifier ($60) + 1 high-velocity mover ($25) = $85/day. Typical drying duration '7-10 days'. WEAK SOURCE (SEO blog); the base extraction rate above already includes drying per Bob Vila's wording ('drying services'), so only use this line for days beyond a normal dry-out or drop it.
Water Category 3 PPE / contaminated-material disposal line missing missing job none — No fetched source breaks PPE or disposal out as its own line. HomeAdvisor, Fixr and Today's Homeowner fold it into the higher black-water per-sq-ft rate, which category_multiplier already applies. Do not add a separate line unless a source is found.

Also: 'Category 1 water can deteriorate to Category 2 or 3 once it sits, mixes with soils and building materials, or stagnates in a warm environment.' SECONDARY: a third-party paraphrase, not the standard text.
Water / time wet Time wet <24h: mold line off missing missing US EPA — 'If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.'
Water / time wet Time wet 1-3 days: mold line possible (past the EPA 24-48 hour window); calculator should show the mold add-on as optional missing missing US EPA — 'It is important to dry water-damaged areas and items within 24-48 hours to prevent mold growth.'
